Who we are

York House Clearance is a family-run clearance company working across York and the surrounding towns and villages of North Yorkshire. We clear houses, flats and offices, and we have cleared more than 1,200 properties so far.

Most of what we do falls into one of four situations: a probate property that has to be emptied before it can be sold, a hoarded home that needs patience as much as manpower, a downsize where most of a lifetime has to fit somewhere smaller, or a straightforward house move where someone simply wants the leftovers gone. They are very different jobs and we do not treat them as the same one.

One price, agreed before we start

We itemise everything before we begin and give you a single clear price in writing. That is the price you pay. There are no hourly rates that quietly creep, no charging by the skip, and no extras discovered halfway through the afternoon.

If something changes once we are on site, because you decide to keep a room or you remember an outbuilding that also needs emptying, we tell you what it means for the price before we touch anything rather than afterwards.

What actually happens to your things

We hold a full waste carrier's licence and everything we remove is dealt with in line with waste regulations. Disposal, though, is the last resort rather than the first.

Up to 85% of what we clear is donated, reused or recycled instead of going to landfill. Furniture in good condition goes on to people who need it. Metal, wood, textiles and electricals are separated out for recycling. Only what genuinely cannot be saved is thrown away.

We will also set aside anything you ask us to look out for. In probate and bereavement clearances especially, the paperwork, the photographs and the small personal things are often the entire point of the exercise. Tell us what matters and we will find it and put it somewhere safe for you.

We work at your pace, not ours

Some clearances need to happen immediately. Same-day service is available and we can often turn a clearance around within 24 hours.

Others need time, and that is just as fine. A bereavement is not a scheduling problem and we do not treat it as one. If you would rather do a room at a time over a few weeks, we will work that way. If you would rather not be in the property at all and would prefer us to deal with a solicitor, an executor or a letting agent instead, that is no trouble either.

We cover York itself and 35 surrounding areas across North Yorkshire, from the villages on the edge of the city out to the market towns beyond it. If your property is somewhere nearby that is not on our list, ask anyway.

Being local matters on the day. We know which streets are awkward to get a van down, which properties will need a smaller vehicle, and where the access is going to slow things up. That is the sort of thing that quietly turns a half-day job into a full one if nobody has thought about it in advance.
